440 South LaSalle: A Breath Of Fresh Air In Chicago’s Burgeoning South Loop

Constructed in 1984, the original 440 South LaSalle development was primarily home to financial and trading companies. Today, the 1M SF former headquarters of the Chicago Stock Exchange is preparing for a major outdoor renovation.

The soon-to-be renovated 45K SF plaza is enjoyed by thousands of people who pass through 440’s doors each day en route to the office, the upscale Everest Restaurant, the Buckingham Hotel and Buckingham Club spa-and-fitness center, and the beautiful, intimate lounge setting of Arciel.

The aim of the plaza renovation, according to MB Real Estate Vice President and General Manager Rob Healy, is to expand 440 South LaSalle's amenity offerings to build a sense of community for not only building tenants, but for every person who works and lives in the South Loop. Boasting 40 stories and 60K SF in amenities, 440 South LaSalle aims to offer an experience anchored to its prime location in the heart of Chicago’s South Loop.

The owners of 440 South LaSalle recognized the opportunity to reactivate this underutilized space and MB Real Estate has been working with ownership to create a plaza that will become the gateway to one of Chicago’s most flourishing neighborhoods. The new space will include plush and inviting areas with ample seating, umbrellas, fire pits, overhead lighting and plenty of greenery.

The space’s open layout makes it easily convertible for multiple uses, such as yoga classes, concerts, art exhibits and picnics. With every comfort considered, 440’s plaza promises to deliver a newfound energy to the area.

In addition to the plaza improvements, ownership will add a new curb cut on South Financial Place, encouraging visitors to enter through the renovated plaza. This addition will enhance the tenant and visitor experience, and create a sense of arrival.

“We want the first impression and experience of 440 to be positive and memorable," Healy said. "We want our tenants to be excited to come to work and be proud to have clients visit their offices. The new plaza, in conjunction with the outstanding amenities at 440, will accomplish exactly that.”

440 South LaSalle and its plaza are within walking distance to several public transportation options, including the CTA and Metra. Full floors and move-in ready spec suites are now available.
