8-Lot Campus Station Hits Market In Rezoned U District

An eight-lot assemblage near UW is now on the market.

An eight-lot, fee-simple assemblage in the University District is now on the market. The lot, just blocks from the University of Washington, is the largest of its type to be offered since the 2017 rezoning of the neighborhood. The rezoning allows for higher-density residential and taller buildings. 

The property, called Campus Station, is approximately 1 acre and sits between 4202 and 4238 12th Ave. NE. Buildings can be as tall as 240-foot high-rises and there is no minimum parking requirement. It is three blocks from the University of Washington campus and a half block from the future University District station of Sound Transit’s light rail. Housing, retail and services, hotel and general offices are development options. Up to 549 market-rate apartments or 1,100 student beds can be built on the lot.

The property has a Walk Score of 97, current transit score of 82 and future transit score of 90+.
