How Floor Plates Are Changing S.F. Development

Larger floor plates have always commanded higher rents, but the trend is widening, according to a new report out today from Avison Young. Here's a graphic of the average floor plate by industry between deals closed from 2010 to 2014. From 1985 to 2004, new office construction in S.F. was dominated by buildings that housed floor plates under 20k SF. Since 2005, that trend has flip-flopped as larger floor plates have dominated new developments.
