Class-A Office Needs to be More Than Creative

Winning new tenants means more than having creative office space. We asked the newest major tenant in Mesa what drew him. Answer: location (as well as location and location) and a building that supports 21st-century technology.

American Traffic Solutions (ATS) chairman James Tuton tells us the building his company is preparing to consolidate into—the first phase of the Waypoint office development in Mesa—is "an inspiring space, with the size and technical infrastructure to support our present and our future needs.” ATS, a safety camera specialist, will fully occupy the recently completed 108k SF building on the borders of Scottsdale, Tempe and Mesa, and adjacent to the 250-acre Mesa Riverview mixed-use development.

The new ATS HQ features open floor plans and high ceiling lines, set off by “huddle rooms” and shaded outdoor collaborative spaces. Waypoint developer Lincoln Property also collaborated with The Davis Experience to create a high-tech aesthetic that extends from the building's exterior to the two-story lobby. "These features are enhanced by the nearby Arizona State University, Tempe Town Lake and immediate walkability to the amenities of Mesa Riverview,” says Lincoln Property EVP David Krumwiede.
