Brandywine Realty Trust picked up 10 new Energy Star labels from the EPA in Q1 along with four re-certs. Four of the new labels went to buildings in the already leafy-green Radnor Corporate Center. Recycling is at a 76% diversion rate across the entire the REIT's portfolio, and green cleaning is at 75%. Brandywine EVP and general counsel Brad Molotsky tells us what it takes to get the job done:1. Systemic transparency and behavior change: "The process of how we buy energy, and how we reduce consumption through behavior change and the systematic sharing of data to allow for informed decision making," Brad explains, "is how we have been able to move from four [Energy Star] labels in 2009 to over 73 labels at the end of the first quarter of 2012."

2. Constant vigilance: "We're always on the lookout for new upgrade or retrofit projects where we can appropriately invest in upgrades to our building systems and our portfolio-wide measuring strategies." In 2011, for instance, Brandywine saved over $245k for its tenants by reducing water consumption via aerators.

3. A little friendly competition: Brandywine recently competed in the EPA's Biggest Loser contest, which measured reduction in energy use. "[The contest] brought home the message that no matter how new or old, big or small a building is, every building—no matter where—can save on consumption through behavior change. Brandywine's own building, Brad says, "went from a 63 to an 80 score, and reduced energy costs from $2.69/SF to $2.09/SF in a year and a half."
