Law Firm Expands Philly Footprint With Lease At Three Logan Square

A national law firm is growing its Philadelphia office into a space that Comcast previously sought to sublease.

Barnes & Thornburg signed a deal for 22,200 SF on the 41st floor of Brandywine Realty Trust’s Three Logan Square at 1717 Arch St. last quarter, according to Savills Philadelphia Research Manager Daniela Stundel.

The tenant was represented by Savills Senior Managing Director Perry Kaplan.

The law firm signed a deal in 2023 for 7,200 SF on the building’s 49th floor, where it relocated from a temporary 4,100 SF space across the street at Brandywine’s Two Logan Square. As its Philly operations continued to grow, Stundel said B&T took an 8,300 SF expansion space on the 37th floor of Three Logan.

Employees will be vacating both of the prior spaces and moving to the 41st floor.

B&T didn't respond to Bisnow’s request for comment.

The firm’s new space was previously leased by Comcast, which had placed it on the sublease market, Stundel said. Brandywine bought Comcast out of the space so B&T could lease it directly from the landlord, she said.

Brandywine, a REIT headquartered in Philly's Cira Centre tower, also didn't respond to Bisnow’s request for comment.

The amount of sublease space available across the region fell to 4.7M SF last quarter, down 1M SF from the same period last year, according to Savills’ latest Philadelphia office market report.

The new lease was among the report's list of notable transactions for the region. It also included New York Life Insurance Co.’s move into 40K SF in the same building. That firm's new footprint is down 53% from the space it previously occupied at Two Liberty Square.

The largest deal of the quarter reported by Savills was WSFS Bank’s 80K SF renewal two blocks away at 1818 Market St.
