A Rendering Of Urban Atlantic's Planned Development Around The New Carrollton Metro Station

The 2.7M SF mixed-use development Urban Atlantic and Forest City have planned for the area around the New Carrollton Metro station just landed its first tenant.

Rockville-based Kaiser Permanente plans to open a 176K SF facility as part of the New Carrollton development, the Washington Business Journal reports. The new office building is slated to deliver by November 2018.

The 71-acre plot is owned by WMATA, which selected Urban Atlantic and Forest City to develop it in 2010. The mixed-use development is planned to include 1.3M SF of residential, 1.1M SF of office, 150K SF of retail and a hotel. The development team has not announced a timeline for the project.

The New Carrollton station is currently an Orange Line and an Amtrak stop, and it will eventually be the eastern terminus of the Purple Line, a 16-mile light rail expected to open in 2022.

In its move to New Carrollton, Kaiser Permanente will join 2U, an education technology firm that recently moved its HQ to a 168K SF office at Berman Enterprises' 7900 Harkins Road, which will expand to 252K SF by 2020.

"It has been exciting to watch New Carrollton grow dramatically over the past five years," Prince George's County executive Rushern Baker said in a statement. "Now, with the addition of 850 new employees of Kaiser Permanente, this TOD destination is going to continue to grow into a mixed use regional hub, where our residents can work, live, and prosper at one of the most convenient and accessible destinations on the East Coast.”
