The Meridian Group has landed a tenant to fill the top six floors at a Downtown D.C. office building where it completed a $20M renovation.

Enovational, a software and digital services company, signed on for 97K SF at 1400 L St. NW, Meridian announced Monday. The tenant plans to relocate next spring from 1101 K St. NW, a nearby building owned by an affiliate of UBS. Enovation leased the seventh through 12th floors in Meridian's L Street office building, which it branded as The Aleck.

“While our COVID experience has vastly expanded our flexibility and remote options, we deeply believe in that in-person creative magic that happens on a highly collaborative team,” Enovational CEO Vlad Enache said in a release. “We’re excited that The Aleck will be the place where all that innovation happens for us.”

Meridian acquired the 12-story, 172K SF building in 2016 for $69M from Mack-Cali Realty. The developer then launched a $20M renovation in 2018 and delivered it last year. The Aleck was named after Alexander Graham Bell, who occupied one of his first laboratories nearby.

The renovated building, designed by Hickok Cole Architects, features a tenant-only lounge and entertainment space, two conference rooms, an outdoor terrace, a catering kitchen, a two-story lobby, a workout studio with locker rooms and a yoga studio, and a wellness studio with meditation and mother's rooms.

The building sits one block from Franklin Square and less than a half-mile from the McPherson Square and Farragut North Metro stations.

CBRE's Mark Klug, Scott Frankel, Carroll Cavanagh, Emily Eppolito and Dimitri Hajimihalis are leasing the building on behalf of Meridian. Akridge's Tim McCarty and McKay Elliott represented Enovational in the deal.
