After obtaining a planned office project at 1700 M St. NW through its merger with Vornado's D.C. branch, JBG Smith has now unveiled a new design.
The developer is seeking an anchor tenant to begin construction on the project, but has also retained Cushman & Wakefield to market the development site for sale, the Washington Business Journal reports.

Under its new plan, designed by Studios Architecture, the project would have a four-story base beneath two towers that would be connected at the upper levels. With a large terrace and vertical landscaping, the building is designed to attract tenants to the lower floors. A string of law firms taking upper sections of buildings have left many developers struggling to lease the less-appealling lower floors.
JBG Smith plan calls for roughly 315K SF, about 20K SF smaller than Vornado's original plan. Vornado demolished the old building at the corner of 17th and M streets NW prior to last year's merger.
