DC multifamily is littered with new buildings aimed at luring Millennials. Yet with rents for new product reaching New York levels, Tuesday's delivery of the Justice Park apartments in Columbia Heights, developed by Dantes Partners and the Menkiti Group, should be music to the ears of renters looking for high-quality, yet affordable new digs. (Dantes' Buwa Binitie, second from right, told us back in July about the shortage of such product in the District.) Buwa was joined at the ribbon cutting with Hamel Builders' Timothy Perry, DC Deputy Mayor Jeff Miller, DC director of Housing and Community Development Michael Kelly, DC Councilman Jim Graham, Mayor Gray, and Grimm + Parker's Mel Thompson.
Located on Euclid Street just near DC USA and the Columbia Heights Metro station, it contains 28 efficient units featuring granite countertops, balconies, and individually controlled HVAC, at a much lower price point than new product—starting at just over $1,000 for a studio and about $1,400 for a two-bedroom. Those prices are within 51% to 60% of the area median income.
