The plans to build two high-rise residential towers eclipsing 30 stories across from the Rosslyn Metro station are coming into clearer focus.

The Arlington County Site Plan Review Committee later this month will consider Snell Properties' plans to build 788 multifamily units in two buildings at 1820 North Fort Myer Drive, UrbanTurf reports.

Snell Properties' final site plan, submitted in December, revealed new renderings and details on the project. The plan calls for 364 units in the 30-story north tower and 424 units in the 31-story south tower. The developer plans an interim hotel use for 225 units in the south tower for at least two years after delivery.

The development would include 9,400 SF of ground-floor retail and 2,900 SF of space used to access the adjacent Hyatt Centric Arlington Hotel. It would also have 650 parking spaces, partially below grade, and 318 bicycle spaces.

The buildings would be connected by a pedestrian plaza. The 24K SF existing church and fueling station would remain on the site. Shalom Baranes is serving as the project's design architect, and Gustafson Guthrie Nichol is the landscape architect.

The high-rise towers would replace the Ames Center office building, which has been over 50% vacant since the Art Institute of Washington closed in 2018. The remaining leases are scheduled to expire before construction would begin.

The property sits across the street from the Rosslyn Metro station and Monday Properties' 1812 North Moore, where Nestlé moved its U.S. headquarters in 2017. It is also one block from JBG Smith's Central Place development.
