The opening of six more Silver Line stations when Phase 2 delivers in 2020 has set off a boom of new transit-oriented development, but developers may be blocked from building residential near one station.
Loudoun County's Board of Supervisors advanced a plan to limit residential development near the Loudoun Gateway station, due to its proximity to Dulles Airport, the Washington Business Journal reports.
The station, marked with the M above, will be near the intersection of the Dulles Greenway and Route 606, just north of the airport.
The plan would still allow office and industrial uses near the station, but because it sits beneath the international airport's flight path, it severely limits residential construction. The planning commission will hold a public hearing on the proposal in January.
Developers, plus the Dulles Regional Chamber of Commerce and the Loudoun Economic Advisory Commission, have all lobbied for residential to be allowed. MWAA officials, citing concerns about noise impact, actively lobbied to allow only non-residential near the station. [WBJ]
