Loudoun County's 424-acre Kincora development site has sat relatively quiet since being approved for over 6M SF of development in 2010, but now it is seeing some multifamily activity.

Lennar is building 186 condos at the development and expects to have a model unit open in September, the Loudoun Times-Mirror reports. The condo units will have up to three bedrooms and 2,500 SF of space.

The condos will join a 96-unit affordable housing community at Kincora that Windy Hill Foundation broke ground on in September with an expected delivery later this year. The apartments will range from one to three bedrooms and will be set aside for those making up to 50% of area median income.

At the interchange of Route 7 and Route 28 in Sterling, the Kincora development is approved for 1,400 multifamily units, 4M SF of office, 480K SF of retail, a 572-room hotel and a 500-seat community theater. The master developer is a partnership of Tritec Real Estate and Norton Scott LLC.

The developers in February reached an agreement to open a 56K SF museum, the National Museum of Intelligence and Special Operations, on an 8-acre piece of the site. Designed by Fentress Architects, the museum is expected to open in 2020.

In June 2016, Tritec sold a 40-acre portion of the site to data center operator CyrusOne. The company broke ground on a 654K SF facility in December 2016 and celebrated the topping out in April 2017.
