INDUSTRIOUS APPROACH

After a period of downsizing, global business is flowing in againand the Garden State’s industrial sector is going “absolutely gangbusters,” says Colliers International’s Bob Martie, who leads the firm’s NJ operations. It’s the third-largest industrial market in the US behind Chicago and LA/Inland Empire. Among the recent deals the firm arranged there: a 40k SF lease for Flemington Department Store and a 35k SF lease for Customized Distribution Services, both at 1200 Route 523 in Flemington. Colliers has already started growing its industrial team, which includes (top) Matt Dolly, Lori Zuck, Dick Hecker, Hale Abramson, Bridget Nash, (bottom) John Kainer, Joe Nitti, Bob, and Jonathan Ortiz, and expects to expand the group by as many as a dozen by year’s end.
But Bob’s ready to tackle the upswing head on, even if the self-proclaimed gym rat (who’s also an avid fly fisherman and cyclist)misses a few sessions. Other recent deals completed wereCoinmach Corp’s 39k SF lease at 55 Madison Circle Dr in East Rutherford and e-Research’s 19k SF lease at 685 Route 202 in Bridgewater. To be an effective tenant rep, you have to think like a landlord, he tells us, assessing the quality of the tenant’s credit, owner’s financial risk, potential advantages of early renewals, and other key qualifiers. Bob joined the firm nearly a year ago from a line of ownership positions, including Kwartler Associates, where he oversaw marketing and leasing for 6.5M SF, Advance Realty Group, and Gale & Wentworth (now Mack-Cali).
