A team led by a Trammell Crow Co subsidiary has filed a PUD application for a massive mixed-use development at the site of the Central Armature Works building in NoMa.
High Street Residential has teamed up with the Dorr family, which contributed the property at 1200 3rd St NE to a trust last year, to redevelop the 2.5-acre site. The application was filed on Tuesday, and proposes a “true mixed-use” development that will “engage passersby and the community,” the Washington Business Journal reports.

Plans for the huge and somewhat complex development call for two residential towers that will include 650 units, 50 of which will be affordable; a 200-key hotel; and 50k SF of retail. The residential units will be split among a 450-unit apartment building with a glass-and-brick façade, and a 200-unit condo building with a façade of glass and metal panel.

Also on board as part of the team are capital partner KSC, architect Shalom Baranes Associates, landscape architect Parker Rodriguez and architecture firm Leo A Daly.
This is the latest development planned for the red-hot 3rd Street corridor of NoMa. Just across the street sits Douglas Development’s Uline Arena restoration project, a site that will be anchored by retailer REI upon completion, and will also be home to new offices for Douglas Development. [WBJ]
