StonebridgeCarras plans to break ground on a transformative mixed-use development opposite Potomac Yard in Alexandria next year.
The development is planned for a 13-acre tract owned by Blackstone on the opposite side of Route 1 from Potomac Yard. The development, led by principal Doug Firstenberg, will include 1.5M SF of mixed-use with the first phase scheduled to deliver by summer 2019, the Washington Business Journal reports. Doug, who has projects all over, is speaking at our Montgomery County State of the Market event next week.
Plans for Phase 1 call for a 130k SF office building, 132k SF of retail, a 190-key hotel, 400 apartments and 130 condos. Cooper Carry has been tasked with design, while KLNB will head up retail leasing for the Oakville project.
The development site is part of a 20-acre industrial park known as Oakville Triangle, which sits across the street from the burgeoning Potomac Yard area. Oakville will be roughly a quarter of a mile away from the future Potomac Yard Metro station, which will be a welcome addition with the expected increase in jobs and residents spurred by new development in the area. Among the projects on tap is a 12-story, 342-unit building at 3001 Jefferson Davis Hwy from NY-based The Praedium Group. [WBJ]
