Douglas Development has filed plans with the Zoning Commission to convert an existing office building into a mixed-use development in Buzzard Point.

The site currently houses a 530k SF office building at 1900 Half St SW, which Douglas acquired back in 2005. While the developer plans to renovate and reuse the majority of the space, portions will be removed to maximize views, Urban Turf reports.

Plans call for a 462-unit residential development with parking for 324 cars, plus as much as 24k SF of retail. Antunovich Associates has been tasked with design.

Douglas Development’s project is the latest mixed-use project announced for the Buzzard Point area. Back in January, Capital City Real Estate announced it had acquired a nearly half-acre site near the Buzzard Point Marina, with an eye towards developing the site into condos and retail.

Both projects are not far from DC United's future home, which is scheduled to open in 2018. [UT]
