Loudoun County approved the 5M SF Waterside project with 2,500 multifamily units in September 2015, but now the developer is coming back for more density before breaking ground.

Chantilly Crushed Stone, an affiliate of the Gudelsky Group, is seeking to add another 405 units to its planned development, and it proposed a land swap with a neighboring development to improve road access, Loudoun Now reports.

The property sits on the edge of a 54-acre lake two miles northeast of Dulles International Airport. The development plans also call for 3.4M SF of office, plus a hotel, retail and civic space.

Given that it is already approved for 2,500 units that have not started yet, county planning staff have voiced opposition to the request, arguing the developer needs to show how the additional units would attract more employment.

The developer is also proposing a land swap with the neighboring Dulles East development, a move county planners support. The swap would create a new path for a planned road extension and increase the Dulles East access points.

Loudoun County developers and brokers will come together to discuss the county's pipeline at Bisnow's Future of Loudoun County and Cocktail Schmooze on April 18.
