Commonwealth Centre in Chantilly, VA, started as an office park, but will soon have a Wegmans and more than 200 residential units.

Developer Regency Centers is rezoning the site and bringing in Toll Brothers to build 117 three- and four-story townhomes as well as 126 multifamily units spread across a series of four-story buildings, the Washington Business Journal reports.

The site was first zoned in 2007 for six office buildings totaling 1M SF, a 212k SF hotel and 76k SF of retail. A changing market with big tenants looking for more amenities and live/work/play environments convinced Regency to shift plans after building just two of the office buildings.

Last year, the Florida-based developer rezoned the site for 180k SF of retail, including a Wegmans, which is slated to open in 2017. Regency hopes Wegmans will bring the same success it has brought to Petrie Richardson Ventures' Woodmore Town Centre in Prince George's County, which is also building residential around the supermarket.

Regency still plans to build one more office building, bringing the total to half of the original plan, but the Toll Brothers partnership represents a major shift toward residential. The plan, rendered above, also calls for public plazas, parks and trails. [WBJ]
