The mixed-use development that has transformed the Capitol Riverfront neighborhood will soon get its first hotel.

Thompson Hotels has signed on to make its luxury brand the flag for the 225-room hotel planned at The Yards.

The four-star Thompson D.C. hotel is expected to open in early 2020 at the corner of Third and Tingey streets SE, on Parcel L1 of Forest City's 48-acre waterfront mixed-use development. Boston-based JW Capital Partners and San Francisco-based Geolo Capital are partnering to develop the hotel and have agreed to sell it to Union Investment upon delivery.

The hotel will have a ground-level restaurant and bar with outdoor seating and a rooftop bar. Its standard guest rooms will range from 300 SF to 350 SF and will start at $350 per night. Its 38 suites will range from 425 SF to 800 SF. The hotel will also feature a fitness center, 4K SF of meeting space and a lobby lounge.

Studios Architecture and Parts and Labor Design are designing the hotel with a maritime theme to fit in with the Navy Yard, using industrial patterns and textures from historic naval structures.

The Yards is also poised to welcome its first movie theater, after disputes over the development of the 16-screen Showplace Icon were settled.
