A strip of single-story retail properties on Georgia Avenue could soon be replaced with an affordable housing project.

Petra Development is planning to build a 49-unit affordable housing complex on the site that includes the BBQ Bus Smokehouse at 5830 Georgia Ave. NW, Washington City Paper reports.

The development site also includes several parcels on the same Georgia Avenue block that included retailers such as Simple Bar and Grill and Graphic Box Tattoos, both of which have closed.

The property is on the edge of the Brightwood and 16th Street Heights neighborhoods, one block from a Walmart-anchored shopping center and about 2 miles from the Georgia Avenue-Petworth Metro station. It is also about a mile from the Walter Reed Army Medical Center campus, where Urban Atlantic, Hines and Triden are working on a 3.1M SF mixed-use redevelopment.

The BBQ Bus Smokehouse is only two years into its 10-year lease, WCP reports, but Petra Development is helping the restaurant find a new space to operate. Petra, a D.C.-based multifamily development firm, is also working on projects in Adams Morgan and Capitol Hill, according to its website.
