A developer is moving forward with an all-affordable development in College Park, one of the only such low-income housing developments in the area.

RST Development is planning a 331-unit development on the east side of Baltimore Avenue between Cherokee Street and Delaware Street, according to Prince George's County planning documents. The project was approved in September, public records show.

The development would sit on a nearly 4-acre parcel that is home to three motels. In addition to the units subsidized through the Low-Income Housing Tax Credit program, the property would also host a 4K SF facility for the nonprofit Meals on Wheels, The Diamondback reported Tuesday.

The property, which the developer hopes to complete by 2025, would join a suite of mixed-use projects that have sprung up in Prince George's County in recent years.

In College Park, The Aster began leasing its 393 market-rate units in August at a development anchored by a Trader Joe's. Gilbane is also moving ahead on a pair of Prince George's projects, including one financed by Amazon and centered around the College Park Metro station.

The proposal from RST includes a mix of one-, two- and three-bedroom units ranging from $1,200 to $2,500 per month, according to The Diamondback. The developer is also proposing to build private on-site recreational facilities, which may include an outdoor swimming pool, playground, dog park or bike fix-it station.

The property also falls within Prince George's County's Innovation Corridor, one of four designated high-employment areas in the county's master plan. The applicant reported it meets county expectations to concentrate growth in such areas.
