With Growth In Wine Country Comes Growth In Industrial Demand By Wine

Cannabis has gotten a lot of ink as a driver of industrial space demand in Washington, but in Woodinville at least, wine is a driver. Cru Selections, a major wine distributor, recently inked a lease for 11k SF at The Park at Woodinville.

“We hope Cru Selections will thrive in the Woodinville market, particularly given its growing wine industry,” says KBS SVP Mark Brecheen, asset manager for the property.

Growing indeed: the first winery in the area, Chateau Ste. Michelle, opened 40 years ago, and now there are 108 wineries and tasting rooms in the Woodinville area in the Sammamish River Valley, along with eight microbreweries, distilleries and cideries. “Warehouse space in such a prime location makes the property an attractive offering for tenants,” Mark says.

The 239k SF Park at Woodinville, one of the largest industrial parks in the area, is a five-building warehouse facility 20 miles outside of Seattle and 15 miles outside of Bellevue. Since Southern California-based KBS acquired the property in 2014, it has made a number of improvements to the property, including a complete landscape renovation, the addition of covered picnic table areas and benches throughout the park, and new signage.

Derek Heed of Colliers International repped KBS, while Erik Larsen of CBRE repped Cru Selections, which handles Woodinville area wines, but also product from Oregon, California, Europe and other wine-producing places.
