The Uniting Power of Beer

Brew brings people together—just ask Daniels Real Estate's Kevin Daniels and American Life president and CEO Henry Liebman. Fierce rivals for position in SoDo almost every day, Kevin and Henry have teamed up on what will be the largest transit-oriented mixed-use development on the West Coast. (Old rivals joining forces for good? Sounds like a superhero film.)
Above, Studio 216's rendering of what Pioneer Square's Stadium Place project will look like around 2015 when the east block is completed. What's been added? Two high-rise towers, a 170k SF office tower, a 23-story hotel/health club, and 376 parking spaces. Construction on the East Block is scheduled to begin next summer and complete in 2015, around the same time the west block wraps up. (Hopefully we'll also add a Super Bowl trophy.)
So what was the catalyst for Kevin, snapped above in his office this past winter, and Henry? Beer and the particular magic of SoDo's Hooverville bar on First Avenue South, Kevin says. As for Daniels' rivalry with American Life, Kevin assures us it's alive and well: "We truly are competitors," he says. "Friendly, but avaricious competitors." Why team up? "It's just a great opportunity right now." American Life will provide the financing through federal EB-5 immigrant investor program, which gives foreign investors green cards provided they invest $500k in job creating projects.
Daniels and partner R.D. Merrill already have the west block of Stadium Place (two apartment towers, more than 740 residential units, and 16k SF retail) under way. American Life, the largest property owner in Sodo (though Daniels is quick to point out that it has twice as much square footage), is building $155M Homeplate Plaza, two Class-A retail/office complexes across the street from Safeco and Qwest Fields, expected to be completed in 2014.
