Third Office Building Under Construction At San Mateo's Bay Meadows

San Mateo’s Bay Meadows project has started construction on its latest office building. The 189K SF Class-A office building, dubbed Station 2, is the third out of five office buildings planned for the massive mixed-use project, the San Francisco Business Times reports. Wilson Meany is developing the project owned by Stockbridge Capital.

Station 2 at 2850 South Delaware St. will be available for occupancy by the end of 2018. It does not yet have a tenant. Newmark, Cornish & Carey is marketing the available office space, as well as the Station 1 and Station 5 buildings, which are not under construction yet.

The office projects, designed by HOK, have landed some big tenants, including Survey Monkey, Ten-X and Zuora. OpenText will move into 108K SF at Station 3 in the fall. The 174K SF Station 3 has one floor left for lease.

Bay Meadows is part of the redevelopment of the former racetrack next to the Hillsdale Caltrain station. The 83-acre project includes 780K SF of office, 1,110 residential units and 18 acres of public parks. Of the residential units, about 15% will be marked as affordable. As of April, about 1,600 residents live in 750 units at Bay Meadows.

The site's 40K SF of retail will include Roam Artisan Burgers and LIFT Fitness, expected to open in the fall, as well as Blue Bottle Coffee, Tin Pot Creamer and Fieldwork Brewing Co., expected to open in the summer. The entire development is 65% completed.
