Bisnow exclusively got hold of the marketing package for the Wakefield Building, half a block from the 19th Street BART. Aegon, which also owns the Transamerica Building, listed the 1920s eight-story building at 426 17th. It was completely renovated and seismically upgraded in 2001, earning a LEED Silver stamp. The building appeals to a tech and creative tenant, with high concrete ceilings, abundant natural light, creative build-outs, and flexible floorplates. Cushman's marketing the building.
Why was now a good time for Aegon to sell? There was a big hole to fill when Earthjustice moved its HQ to 50 Cal in S.F. In came SfunCube, a solar incubator and co-working space started by Sungevity co-founder Danny Kennedy, which signed a 15k SF lease this spring. (Their rent contractually increases to $2.33 in June 2015, says the sales materials.) Dunhill Partners West SVP Benjamin Osgood (left, at last year's San Francisco Opera Bravo! Club holiday fete) repped the tenant. The building's 85% leased, with a roster that includes First Place for Youth and the American Heart Association.
