Last night we stopped by the opening cocktail party of the micro unit project Panoramic, which will start welcoming residents in two weeks. We snapped the star of the show, developer Patrick Kennedy, with Presidio Bank SVP Richard Cerf. The fully leased project has 120 micro studios and 40 micro suites, or two- and three-bedroom apartments. Half are set aside for California College of the Arts students.

The smallest room is just 274 SF (the mailboxes are probably the only tinier spaces on site). Half a mile away at 333 12th, we had the scoop on another micro project that Patrick is already working on. Sources say the site will likely be a mid-rise totaling six stories. It'll also be bigger than Panoramic, which has 160 units. He's also working on a micro project in Berkeley and plans to time delivery in line with the fall 2016 school year.
