Bisnow Exclusive: More Microunits Coming to S.F.

Micro-living is all the rage for developers looking to pump up density in the city. We've got the inside track on yet another project headed for SoMa that will be more than 200 units. 

Bisnow sources say developer Patrick Kennedy and his Panoramic Interests is set to close on 333 12th, just a half mile away from his almost finished 9th and Mission project. Here's Patrick at the site. The micro project on 12th currently houses Ryan Construction (below). The parcel sits between Norfolk and 12th streets right near the 101 (and DNA Lounge, so tenants better like pizza).

Sources say the site will likely be a mid-rise totaling six stories. It'll also be bigger than Panoramic, which has 160 units. Patrick didn't respond to a request for comment, but we'll reveal more details as they develop. He's also working on a microproject in Berkeley and plans to time delivery in line with the fall 2016 school year.

Panoramic's skin for the 9th and Mission project has been stuck in Mexico due to the port strike (we snapped the fully pre-leased property this morning, set to open this summer). Even though the strike is over, there's a backlog for deliveries. It's slowly making its way here and is on a boat in Long Beach, says Pankow's Wally Naylor. While they wait, his team is doing work out of sequence and shuffling things around to meet the end construction date.
