San Francisco’s Last Waterfront Condo Development Breaks Ground

The John Buck Co., Paramount Group and SRE Group have begun construction on one of the last waterfront condo developments in San Francisco. The 20-story, 120-unit One Steuart Lane complex, formerly 75 Howard, will have a mix of ultra-luxury one- to three-bedroom units and penthouse residences. Units will range from 900 SF to 1,300 SF.

“The San Francisco market has proven ready for a building of this caliber right now as tech titans open new offices in the city,” The John Buck Co. principal Ben Kochalski said in a statement. “With limited for-sale inventory slated to hit the market in the coming years, demand will grow for upscale housing that offers subtle, yet high-class design elements and is conveniently located next to the growing tech hub.”

The John Buck Co. and SRE Group purchased a majority stake in the building in 2017 for $110M.

The tower, which was designed by Skidmore, Owings & Merrill, doesn’t use a typical vertical design and instead residences are stacked into different blocks with balconies in between.

 “We wanted to consciously make it not look like a commercial tower,” SOM Senior Consulting Design Partner Craig Hartman said.

The design also focuses on inside and outside living with small and large balconies. The building is targeting LEED Gold certification and will have a minimally reflective ultra-clear glass facade that will help passively heat residences and reduce energy consumption. Units will have floor-to-ceiling windows and private balconies or terraces.

Rottet Studio will design the interiors of the lobby and amenities and design the finishes for the condos, Hartman said.

Amenities will include a residents’ lounge with full kitchen, dining and outdoor gathering spaces, a private fitness center, a spa with water therapy showers and sauna, an outdoor hot tub surrounded by a sun terrace, 24-hour lobby and valet attendants and 4,500 SF of retail space.

Hartman said the building was designed to have a careful mix of amenities that don’t take away from the surrounding urban neighborhood. The tower is two blocks from Market Street, close to the Transbay Terminal and Ferry Building and next to the Embarcadero.

Construction is expected to be completed in early 2021. A sales gallery is expected to open in 2020 with sales and marketing led by Polaris Pacific.
