Another mixed-use tower could be headed to downtown Oakland. The Nautilus Group has proposed a mixed-use high-rise building at 2044 Franklin St. with 184 market-rate units, 57K SF of office space and about 5K SF of ground-floor retail. The project will be split into two buildings: a 29-story tower with a 77-foot-tall, six-story podium, and a 40-foot-high, three-story low-rise building with townhouses, according to city documents. The project is a redesign of a 40-story proposal, SocketSite reports.

The first building will include 1,400 SF of ground-floor retail, a mechanical parking system for 86 cars for residents as well as additional subterranean parking, 57K SF of office space on levels two through five and 176 apartments on the remaining floors. The 29th level would have three penthouses. The smaller building will have five townhouses and about 4K SF of retail on the ground floor. Private open space may be offered on the roof of the townhouse units.
