36-Story Condo/Hotel Tower In Transbay District Closer To Reality

A fast-tracked condo/hotel project in the Transbay Terminal District is slated for approval by the San Francisco Planning Commission on March 2. The proposed Renzo Piano Building Workshop-designed tower at 555 Howard St. will be 405 feet tall with a rooftop terrace and open space connected to a skybar on the 36th floor available to the public, SocketSite reports.

The 36-story project from Pacific Eagle Holdings and SKS Partners is expected to take three years after breaking ground. It is expected to rest on pileless mat foundation since driving piles into bedrock was not proposed or required.

The tower will include 69 residential units, a 255-room hotel, a ground-floor restaurant, meeting and ballroom facilities, a spa and a fitness center.

The project is targeting LEED Platinum certification. Its energy performance will exceed building codes by 40%; and it will feature photovoltaic and solar thermal technology, water smart design with on-site reuse, a roof garden, a high-transparency and high-performance façade, and cost-effective design, according to city documents.
