We've confirmed the new user for Geary's Bridge Theater: The San Francisco Baseball Academy bought the historic site for nearly $2M. ETA is TBD; the academy, which will be moving from Dogpatch, awaits approvals from the city. They can't demo the site or make a lot of changes, since it's historic, but that was part of its appeal. They like the nostalgia of the theater and its "old San Francisco" feel, says CR Realty broker Carla Repetto, who repped the buyer. The wood-frame, single-screen movie theater, constructed in 1939, sits on a 5,400 SF lot.

The 350-seat venue was listed by Brown & Co. and attracted a variety of suitors, including a church. S.F. native Michael Aicardi owns and operates the academy and has some solid skills: He played in college for St. John's University in NY and grew up playing for Sacred Heart Cathedral Prep in S.F. Carla happens to be friends with the buyer (Michael's dad), who's an agent at her company. Hungry pitchers won't have to travel far for sunflower seeds; the new City Target is three blocks away.
