Civic San Diego Approves 35-Story Residential Tower

Civic San Diego has approved 1st + Beech, a proposed 35-story, 269-unit residential tower by local developer Beech Street Inc. The project site is on the south side of Beech Street between First and Second avenues in the Cortez Hill neighborhood.

Designed by local architect AVRP Studios, the podium-style project consists of 146 one-bedroom units, 107 two-bedrooms, and 16 three-bedroom units and includes 364 parking spaces on three subterranean levels and four above-grade levels.

The developer will pay more than $2M in development impact fees into a fund for Downtown parks, fire stations and traffic circulation improvements. The project is estimated to generate approximately 280 construction jobs and seven permanent jobs. The applicant will pay nearly $400k through the FAR Bonus Program for 23,223 SF additional FAR. This program funds parks and public right-of-way enhancements.

Since December 2014, Downtown development activities have created about 70,000 construction jobs and 29,000 permanent jobs, according to CivicSD. [CivicSD]
