Local Developer Team Plans Hotel-Resort On Del Bluffs With A Public Park

Local hotel developer Robert Green, who recently opened the new Pendry San Diego hotel in the Gaslamp Quarter, and partner Zephyr, an Encinitas-based housing developer, have entered a long-term agreement to acquire seven parcels on the Del Mar bluffs for a resort that would include a public park. The parcels, which are south of Solana Beach, north of Del Mar dog beach, west of the fairgrounds and adjoin four acres of city-owned land laced with walking trails, are owned by three different families, the San Diego Union-Tribune reports. A portion of the land is vacant, and a couple of gated homes occupy part of the site.

One of the three property owners had received approval to convert a portion of the land into five gated mansions, but those plans are now on hold, according to Zephyr CEO Brad Termini. Green said the hotel-resort plan would open this property, which has been off limits to public access. Before mapping out project specifics, the developers plant to meet with surrounding communities, including Solana Beach residents, for input.

Del Mar city manager Scott Huth said the proposed project provides opportunities for the public to enjoy bluff views and the property has good access to the highway and fairgrounds, but presents the challenge of designing something that works for the community, but also addresses concerns of Solana Beach neighbors. The project is in the early stages of development, and will not break ground for several years, due to California’s lengthy environmental impact report process. It also is subject to approval by the California Coastal Commission.
