Dranoff Plans Condo Tower, Not Second Hotel, For South Broad Street

When Carl Dranoff brings his plans for the northeast corner of South Broad and Pine streets to Civic Design Review, they will be quite different from what he originally envisioned.

Dranoff Properties and architect Cecil Baker & Partners revealed details of their CDR proposal at a meeting of the Washington Square West Civic Association Tuesday night, where initial plans for a 23-story hotel have morphed into a 28-story, 56-unit condo tower, Curbed Philly reports.

Representatives from Dranoff cited concerns with traffic and a transient population as reasons for the switch, while citing 11-foot-9-inch ceiling heights as the reason for the increase to 361 feet. The project, also projected to be skinnier than the hotel plan while adding a 92-car parking garage, is still by-right within the zoning code.

Just a block north on South Broad, Dranoff is still planning on building an SLS International hotel, but is also still awaiting $19M in funds requested from the Redevelopment Assistance Capital Program. To avoid too much construction congestion, Dranoff is planning on building the condo tower after the SLS. However, if RACP funding does not come through, Dranoff may put shovels in the ground for the condos first to capitalize on the current zoning, which requires construction starts by 2020.
