Pfizer Leaving Midtown For Tishman Speyer's Hudson Yards Spiral

Another corporate giant is leaving Midtown East for the shiny new buildings in Hudson Yards. The latest move will kick-start one of New York City's most dramatically designed buildings.

Pfizer, the pharmaceutical giant, has agreed to move to The Spiral, a 1,005-foot-tall tower designed by Bjarke Ingels Group and owned by Tishman Speyer, The New York Post reports.

The 2.85M SF planned skyscraper will be wrapped in green balconies, ascending around the 66-story structure like a circular staircase. The tower sits above the terminus of the High Line, and was designed to feel and function as a vertical extension of the popular park.

Pfizer plans to occupy about 800K SF when it moves from its current headquarters, about 1.2M SF between two buildings it owns at East 42nd Street. It has retained Cushman & Wakefield to sell those properties, candidates for potentially valuable redevelopments now that East Midtown's Rezoning has received city council approval.

Pfizer joins the conga line of companies marching westward from Midtown to the Hudson Yards District. Related and its partners in the Hudson Yards project, as well as Brookfield's Manhattan West project, have signed major headquarters leases for companies like Coach, BlackRock and the National Hockey League.
