How to Make Your Condos Stand Out

Condo units delivering in Brooklyn are being snapped up quickly, and another 16 new developments with 753 units are planned. So how do you make your building distinct? Halstead Property Development Marketing managing director Brendan Aguayo, whose firm reps eight of these new buildings (over 60% of the new units), says it’s all about practical floor plans and amenities of substance (think doorman, package rooms, bike and private storage, and pet spas) that fit in buyers' live-work lifestyle versus high-end or exotic offerings, he says. They often come from previous rental situations and are very space conscious and educated about possibilities, so the developers have been bringing on Brendan’s team as early as the design phase to make sure they’re maximizing usable space in the units.

Among the properties launching this year: 388 Bridge St (Downtown Brooklyn), 429 Kent Ave (Williamsburg), 51 Jay St and 200 Water St (DUMBO), 455 Twelfth St and 708 Degraw St (Park Slope), and 538 Washington and 260 Green Ave (Clinton Hill). HPDM reports that every project that has opened has had a waiting list, and five condo buildings it recently sold out in Clinton Hill, Prospect Gardens, and Carroll Gardens all went for over their asking prices. 429 Kent Ave (above) already had three price increases before its Labor Day offering, Brendan says, and 388 Bridge St had offers on 35% of its units only a day after launching. Outside of work, Brendan's studying for his Class-A pilot's license and training his Walker Coonhound to scent track upstate.
