Regal To Anchor Medical And Community Development In Sunnyside

The Queens neighborhood of Sunnyside is getting a development with a unique mix of uses.

A partnership of Curbcut Urban Partners, RW Real Estate Group and Platinum Realty broke ground in the summer on a 12-story, 145K SF building at 38-01 Queens Blvd. with medical office and community spaces. To anchor the project, the group signed Regal Entertainment Group to a 38K SF lease for a movie theater, Commercial Observer reports.

The cinema will take part of the first floor and the entire second floor, and though it is not known how many screens or seats it will feature, the theater chain announced that it would feature reclining seats, a feature many of its newer competitors have introduced to the market. The ground floor will have an additional 1,500 SF retail space, while the third through 12th floors will be leased to medical and community uses on a "first-come, first-served" basis, Curbcut President and CEO Aaron Malinsky told CO.

The glass-and-steel building, to be called The Sunnyside and completed in the spring of 2019, will have a rooftop space and separate lobby for its non-retail tenants, along with terraces, bicycle storage and a 100-car underground parking garage with electric car chargers.

Regal will fill a gap in Sunnyside that has existed since the Sunnyside Center Cinema closed at nearby 42-25 Queens Blvd. in 2015, according to CO. Malinksy expects it to also draw interest from nearby Long Island City, which is undergoing rapid and large-scale development with more to come.

Ripco Real Estate represented both Regal and the developers in the lease, while Wexler Healthcare Properties, a division of The Corcoran Group, will handle leasing for the upper floors.
