Ahead of a crucial hearing, the team behind the Domino Sugar Factory redevelopment has released renderings of its daring design.

Two Trees Management has already delivered one building as part of the development in 325 Kent, a 522-unit multifamily building with 105 units set aside as affordable housing. The rest, including the main, historically designated facility, are being designed by Practice for Architecture and Urbanism, which released the renderings on its website on Monday, New York YIMBY reports.

The project goes before the city's Landmarks Preservation Commission Tuesday to see if it approves of PAU's "American Round Arch" design, which would install glass paneling several feet inside the brick, arched-window exterior of the main refinery building — effectively creating two sets of walls, with semi-outdoor courtyards and terraces in between.

The refinery is to be converted to office use, with Two Trees looking to bring in one user to lease and customize all 380K SF of available space. The interior glass paneling surrounding the office use is meant to give the interior a modern, spacious feel without disturbing the historically protected exterior.

PAU's website explains the company's goal for the exterior is "to maintain the patina of the building with historical integrity, including the palimpsest of masonry hues, the apertures along the southern face, the Domino sign, and the overall industrial character that, like wrinkles on the elderly, demand respect and revelry."

When the development's full build-out is completed at some point in the 2020s, it will contain an estimated 2,800 apartments — 700 of them affordable — surrounding the refinery's office space, along with a six-acre park designed by James Corner Field Operations, the designers of the High Line.
