This Week's NY Deal Sheet

An autism research charity leased the entire 125k SF office section of 162 Fifth Ave this week, and Mack-Cali Realty Corp sold a 525k SF commercial condo at 125 Broad St for $202M. Here are the week's top deals in leases, sales and financing.

TOP LEASES

Autism research charity the Simons Foundation has inked a deal for 125k SF at 162 Fifth Ave. The length of the lease and the asking rent were not immediately available. The organization says it will renovate the entire building before moving in. Cushman & Wakefield’s Peter Hennessey repped the tenant, while ABS Partners Real Estate’s James Caseley repped the landlord, a group of investors composed of ABS principals.

Three firms have signed deals for a total of roughly 23k SF at Feil Organization’s 251 Park Ave South. Bonnier Publishing, consultancy Tusk Strategies and media marketplace Pond5 took roughly 7,700 SF each. Asking rent in the deals was $78/SF. An Avison Young team repped Bonnier; TheSquareFoot repped Tusk; and Lee & Associates repped Pond5. Feil’s Robert Fisher repped the landlord in-house.

Global sales advisory firm ZS Associates has signed a 10-year deal for 20k SF at the Empire State Building. The asking rent was $72/SF. Savills Studley’s Joe Arnstein, Erik Schmall and Daniel Thompson repped the tenant, while JLL’s Paul Glickman, Jonathan Fanuzzi, Kip Orban and Harley Dalton repped the Empire State Realty Trust, along with Ryan Kass, Fred Posniak and Shanae Ursini working in-house.

Real estate firm the Olnick Organization has signed a direct, 12-year lease for 13k SF at Charles Cohen’s Tower 57. The asking rent was $85/SF. NGKF’s Eric Cagner repped the tenant, while Cohen Brothers Realty’s Marc Horowitz repped the landlord in-house.

Arts education nonprofit Urban Arts Partnership has signed a 10-year deal for 12k SF at the Rosen Family’s 39 West 19th St. The asking rent was $58/SF. Miyad Realty’s Michael Rouzenrouch repped the tenant, while Koeppel Rosen’s John Goodkind repped the landlord in-house.

French bakery Maison Kayser has signed a 10-year deal for 9k SF at ATCO Properties & Management’s 373 Park Ave South. The asking rent was $55/SF. JLL’s Kirill Azovtsev, Jim Wenk, Davie Berke and Paul Berkman repped the tenant, while ATCO’s Peter Goldich and John Cinosky repped the landlord in-house.

Insurance-buying startup PolicyGenius has signed a five-year deal for 10k SF at The Kaufman Organization’s 22 West 19th St. Asking rent was in the high-$60/SF range. Kaufman’s Barbara Raskob and Yvonne Chang repped the landlord in-house; it was not immediately clear who repped the tenant.

Relocation startup Updater has expanded to roughly 9k SF at 19 Union Square West in a 10-year deal, from its previous 2,300 SF. The asking rent was $75/SF. Lee & Associates’ Dennis Someck and Justin Myers repped the tenant, while ABS’s Charles Conwell repped the landlord.

An entity listed as 125 Acquisition LLC has purchased a 525k SF commercial condo at 125 Broad St for $202M from Mack-Cali Realty Corp.

An entity listed as HCIN Duo One Associates LLC has purchased five nearby lots from an entity listed as HHLP Duo One Associates for roughly $100M. The lots include 337-343 West 39th St, 108 West 24th St and 116 West 31st St.

An entity listed as US-DEV Associates II LLC has purchased the row of five pre-war low-rise rental buildings at 116 East 11th St for $75M, from an entity listed as 85 East 10th And 112-120 East 11th Street LLC.

Fairstead Capital has purchased two rental properties at 207 and 211-217 Central Park North for $48M from Mann Realty.

A fund managed by investment manager Eaton Vance has purchased the land under a hotel at 13 West 45th St from Lexington Realty Trust for $37.5M.

An entity listed as Nincila Properties LLC has purchased 254 East 203rd St from Chatham Realty for $18M.

An entity listed as 270 Broadway PH LLC has purchased 270 Broadway from Dalius Properties for $17.5M.

An entity listed as 71 Morton St LLC has purchased the house—since converted to apartments and retail—at 447 Hudson St from the Hudmor Corp for $18M.

SBM Realty has purchased a portfolio consisting of 143 Alabama Ave, 292 Liberty Ave and 300 Liberty Ave from an entity listed as MBSF Alabama LLC for $15.5M.

An entity listed as MS Realty 2 Inc has purchased 55 East 59th St from an entity listed as MIP 55 East 59th St LLC for $14M.
