Developer Dynamic Star is hatching a plan to build a new development along the Harlem River that could bring housing, parks and commercial space across 5M SF.

The proposal, dubbed the Fordham Landing project, would sit between the Harlem River and the Major Deegan Expressway in the Bronx, the New York Post reports.

The cost of the planned development, which is bordered by Fordham Road and the University Heights Bridge, is pegged at $3.5B, but it has yet to go through the city approval processes.

Dynamic Star, run by Gary Segal and Brad Zackson — reportedly a former associate of Paul Manafort’s — wants to build some 2,800 units and a 700K SF life science center, as well as office, retail and a hotel. The plan also features a conference center and community spaces, according to the Post.

Architects NADAAA, Perkins Eastman and Margie Ruddick Landscape are all working on the project, which could feature up to 12.5 acres of open space.

The Bronx has seen significant interest from developers in recent years, with several developers banking on the area’s growth. Brookfield, for example, is planning a massive development in the Mott Haven area of the borough that will bring 1,300 housing units.

The Lightstone Group also inked a ground lease on a development site in Mott Haven earlier this year. However, some developers point to challenges of building there, with some lenders still unconvinced and groups in the community poised to push back against development.
