After a booster shot, all we want is ice cream. So we're excited that Baskin Robbins now has a greater chance of being next door to our doctor's office.Matthew Harding, prez of Levin Management Corp (above at a BisnowNY Retail Summit)tells us there's been a ramp up in retail center activity fromnon-traditional tenants, particularly healthcare. (If you're trying to trick us into visiting the dentist by putting it next to an arcade, it's working.) One deal Levin inked this year is the Jersey College School of Nursing, which expanded into 30k SF at Capitol Plaza in Ewing, NJ.
Here's Aldrich Plaza in Howell, NJ, where Levin signed Kessler Rehabilitation Center to 4,200 SF (now it can easily buy towels for its therapeutic whirlpool). Retail centers love 'em, as healthcare brings a steady stream of visitors, he says. But how to attract them from the property management side? Continually look for ways tosave money at the center (like keeping utility costs down in vacant space) without sacrificing quality andcurb appeal. The goal is a perfect storm," he says: an attractive shopping center that draws customers; customers that appeal to tenants; and stabilized assets that lure investors and financing.
