The majority of building waste is produced by its occupants and luckily, getting tenants on board with sustainability doesn'ttake much prodding anymore. Its an addicting mindset, says JLL Mid-Atlantic director of property management Meredith Roark, above with Mid-Atlantic PDS sustainability market leader Frank Mobilio. Some tenants even feel guilty when they dont have tools to recycle or drive to work alone, Frank says.

Recycling has expanded beyond paper and plastics. Meredith and Frank have gotten tenants to collect clothes for Wounded Warriors (above) and offer quarterly e-waste collections. JLL also launched an off-site recycling program called SWAP (Sharing With Another Property), which keeps furniture, fixtures, and artwork out of landfills. And to make tenant travel more efficient,they: supply maps that show alternate transportation options; provide current transit and traffic construction email updates; encourage multi-passenger vehicles through parking discounts; and are installing electric vehicle charging stations and more bicycle racks at buildings.
