MCR Property and Blue Dog's vehicle Elmloch has submitted plans for Manchester's Hotspur Press site, Gloucester Street.

The development involves demolition of the 1802 warehouse and a new 28-storey apartment tower behind the retained facade and the Hotspur Press signage.

"The building behind the façade cannot be retained as the floor levels internally and the requirements to comply with building regulations compromise refurbishment and conversion for either residential or commercial uses," a Deloitte statement submitted with the application said.

The 28-storey tower will provide 159 apartments, with another 12 apartments in the retained 1880s curved mill building.

The development will connect the Oxford Road corridor to the First Street development and involve reopening parts of the river Medlock — one of Manchester's three rivers, along with the Irk and the Irwell. This section of the river has been hidden by development for 200 years.

Blue Dog Property Group is owned by Nils Wager, and is focused primarily in the North West.
