No More West Ave: Investor Buys, Rebrands High-End Shopping District

A facelift is coming to the West Ave shopping center.

FPA Multifamily and Trinity Property Consultants purchased Gables West Ave and the West Ave shopping center. The partnership is planning to renovate and rebrand, which will include a new name for the shopping center — Shops at Arrive — and the luxury apartment community — Arrive River Oaks. The new owners will share management responsibilities.

The renovations will include an improved dog park, expanded fitness center, enhancements to the pool area and new exterior paint and improvements to the garage and parking. The updates will occur in phases across the property to minimize any disruptions and construction will wrap in 2019.

The mixed-use development, which was built 10 years ago, features 397 apartment units and 194K SF of retail including premiere tenants such as Tootsies, Milk & Honey, SAP and Eddie V's Prime Seafood.

Located between Downtown and Uptown in the Upper Kirby area, the renovations seek to fulfill the demand for more highly amenitized live, work and play environments in Houston. Revitalization projects have been especially hot within the Inner Loop.

Red Tail Acquisition is responsible for the commercial management and Redwood Construction is responsible for development and construction.
