Mixed-Use Project Breaks Ground In CityPlace

On the heels of a 150K SF office expansion, more developments are on the way at CityPlace at Springwoods Village.

A joint venture between Patrinely Group, USAA Real Estate and CDC Houston broke ground on a mixed-use project including a 50K SF Star Cinema Grill and a two-story, 50K SF office and retail building at 1401 Lake Plaza Drive in Spring. The project is scheduled to wrap up in the first quarter of 2019.

"By the end of this year, we will have more than 20,000 highly-skilled, well-paid employees and residents working in and around CityPlace, all of whom need and want access to quality retail amenities," CDC Houston Executive Vice President Warren Wilson said in a release.

Almost half of the development is designed for rentable, ground-level retail with the other half planned for office space, which is slated to feature 14-foot finished ceilings, full-height glass, an exclusive outdoor terrace, a dedicated ground-floor lobby and a direct skybridge entrance from the parking garage.

The 1,200-seat, 10-screen dine-in theater will include cutting-edge laser projection technology, heated and cooled luxury recliner seating, large-format movie screens, Dolby Atmos sound and an upscale, modern interior.

"This project will add new dimension to the entire trade area by providing office dwellers, residents and visitors the opportunity to experience best in class entertainment, restaurants and retailers," Transwestern Senior Vice President Crystal Allen said in a release.

Patrinely Group's Dennis Tarro and Transwestern's Crystal Allen and Chace Henke are taking lead on retail leasing. JLL's Chrissy Wilson and Russell Hodges are responsible for office space leasing.
