Online Furniture Company Sets Sights On Houston's TGS Cedar Port Industrial Park

Article, an online furniture retailer, will take a 507K SF build-to-suit warehouse at the 15,000-acre TGS Cedar Port Industrial Park near Houston.

The digital-first company, which has delivered 1 million orders across North America, joins other large furniture retailers in the park, including Home Depot, Floor & Décor and Ikea.

"The ability to partner with a company with Article’s reputation for redefining the online furniture business makes it more consequential for all parties involved,” said TGS Cedar Port Partners President James Scott in a release. “This will be Article’s first fulfillment center located in Texas, and we’re excited to help play a role in enabling them to bring their highly sought-after items to their customers much more expediently.”

Cedar Port saw three major industrial projects break ground in 2021, including a 1.2M SF distribution center that will deliver in May 2022, a 496K SF distribution center that will deliver in the third quarter of 2022 and a 150K SF rail-served building that will deliver Q4 2022.

TGS Cedar Port Industrial Park is currently home to some of the largest industrial projects in Houston. In addition to major furniture outlets, Walmart, as well as chemical companies Vinmar and Ravago, all have distribution and fulfillment properties elsewhere at the park. It's also the site of a massive speculative 1.2M SF cross-dock warehouse, the largest spec building on public record in HoustonBisnow reported previously.

Article was represented by Colliers principal Walker Barnett and Senior Vice President Andrew Lord, while TGS was represented by NAI Partners' John Simons and Gray Gilbert, both partners.

Cedar Port, which touts itself as the largest such facility in the U.S., is barge-served, with access to two railroads. It counts 23M SF of industrial and manufacturing warehouses finished or under construction.
