Packing and distribution company Gulf Coast Crating Inc. leased an entire 428K SF speculative industrial building at Baytown 146.

Dallas-based Velocis developed Baytown 146, which includes two buildings totaling 749K SF near the intersection of FM 1405 and State Highway 146 in Baytown, east of the Houston Ship Channel. Baytown 146 was Velocis’ first industrial development in the Houston market, the company said.
East Coast Warehouse & Distribution leased Building 1 of the development late last year. The temperature-controlled logistics provider said it would invest $57.5M in the 321K SF facility.
East Coast said the investment would establish the company’s first Texas operation and create 65 jobs. Operations are expected to begin in May.
As of December, Building 2 was complete and available for sale or lease. The building includes 2,500 SF of office space and is able to be divided into 100K SF parts.
Gulf Coast Crating, meanwhile, entered an expansion-focused strategic partnership with First Houston Properties and had acquired three industrial properties totaling 1.1M SF in four months as of July. The latest acquisition was a 205K SF facility at 4949 Windfern Road in Houston.
The company, including subsidiary XLR8 Delivery, has a presence in Houston, Dallas, New Orleans and Tulsa, Oklahoma.
