MetroNational has begun construction on a new Class-A office building in Memorial City.

The 190K SF, nine-story tower is part of a 4-acre mixed-use project at the southwest corner of Bunker Hill and Katy Freeway in West Houston. The building has about 21K SF of leasable space per floor.

The first floor of the building will have retail and restaurant space, a two-level lobby, public WiFi and conference rooms, and will connect to an elevated parking garage via a skybridge. Kirksey Architects designed the tower, which is aiming to achieve LEED Silver Certification.

Other buildings in the mixed-use project include The McKinley, a 332K SF, 25-story, luxury residential tower. That building will have 4,500 SF of street-level retail and restaurant space, as well as views of nearby green space.

The McKinley broke ground in July, and will be the tallest multifamily tower west of Uptown Houston, according to MetroNational.

At this time, the projects don't have an official completion date, a spokesperson for MetroNational told Bisnow.

The new office tower marks the completion of a 2.7M SF campus that is part of the greater Memorial City development. That campus comprises six Class-A office buildings totaling 1.7M SF, the Hotel ZaZa Memorial City and three luxury apartment high-rises.

Memorial City is a 265-acre mixed-use development owned and operated by MetroNational. It stretches from Bunker Hill Road to Memorial City Way, just south of Interstate 10, known as the Katy Freeway.

MetroNational is working on redeveloping and expanding Memorial City, and has tapped Trademark Property Co. to redevelop the entire 265-acre campus, including the mall.

The company announced last March that it would develop an 18-acre tract at the northwest corner of Gessner and the Katy Freeway. The mixed-use project marks a significant initial expansion of Memorial City on the north side of I-10.

Several tenants have been announced, including Kirby Ice House, Mia's Table and Torchy's Tacos.
