Maple Development Group broke ground on Azalea in Pattison, a master-planned village west of Katy, amid a residential rush on Waller County.

Azalea will offer 847 lots throughout 250 acres, according to a news release from Houston-based Maple Development Group. The company was formed in 2018 and has developed streetscapes, roads and amenities for two communities in the Houston area, with several more under development.
Maple broke ground on the Azalea development in the third quarter, and lots will be available by early 2025, according to the release. Azalea sits just east of Pattison, a small city about 40 miles west of Houston that had a population of just 547 in the 2020 census.
Including Azalea, there are three single-family developments coming to Waller County that could bring up to 4,000 new homes to the area. So much westward growth could one day make Katy the Houston area’s largest population center, Community Impact reported.
Texas Rep. Mike Schofield told Community Impact that Waller County will triple its population of 66,000 within 20 years.
Amenities at Azalea will include green spaces, a community pool and trails, and 15 acres of commercial land. Homebuilders will include HistoryMaker Homes, Ashton Woods and Brightland Homes.
“As a company of modern and forward-thinking land developers, we are working to redefine the land development process by focusing on the community and designing spaces that put the residents first,” Maple Development Group Managing Partner and CEO Itiel Kaplan said in the release.
Trez Capital provided a $24M loan for the refinancing of the Azalea community and the development of 242 lots in the village.
“This is one of the strongest housing submarkets in the Houston MSA and will bring new homes to this rapidly expanding area of Houston,” Trez Capital Managing Director of U.S. Originations John Sullivan said in the release. “The Houston area has grown exponentially the last several years and ranks as one of the strongest markets in the U.S. for new housing, population and job growth.”
